Mission
The mission of the Asset Manager is to own the financial performance, business plan, and long-term value of an assigned portfolio of approximately 30 self-storage properties to ensure the optimization of our resources for SIG's investors. The Asset Manager is the single accountable captain of each assigned asset; monitoring and informing strategy, pricing, budget, capital expenditures, and verifying financial and operational integrity.
Key Performance Indicators
  • Portfolio NOI & Budget Performance: Actual NOI vs. budgeted and underwritten NOI, portfolio-weighted; controllable opex vs. budget.
  • Revenue Management & Pricing Optimization: Revenue vs. budget; RevPAF growth; ECRI execution; realized rate and economic occupancy vs. plan and vs. competitor rates.
  • Investor Return & Business Plan Execution: Return pace vs. underwriting (IRR / equity multiple); distributions on schedule; 5-year plan milestones hit; investor reporting approved on time.
  • Capital, Debt & CapEx Stewardship: Covenant compliance; refinance and capital needs managed ahead of deadlines; CapEx delivered within budget and on projected ROI.
  • Financial Controls & Compliance Integrity: AP/AR verified; taxes, insurance, and fees paid on time; licenses and certificates of occupancy current; property tax appeals executed; audit findings resolved
Outcomes
  • Own the asset-level business plan and five-year strategy for the portfolio. Define what success looks like for each asset and be the voice that keeps the plan on track.
  • Own the annual budget and reforecast with District Managers, Capital Markets, and the Director of Asset Management, setting the NOI, revenue, and expense targets the field executes against.
  • Work with revenue manager on pricing and revenue strategy ECRI plans, occupancy optimization by unit type, and rate positioning against live competitor rates and hand Operations a clear framework to run.
  • Command property tax as an NOI lever; know every tax comparable in each market, drive assessment appeals, and verify assessments and accruals.
  • Verify financial integrity each period. Know all rents collected and all bills paid; property tax, sales/use and other taxes, and insurance paid on time; utility bills reviewed for anomalies; the asset's tax return reviewed for preparation.
  • Manage the capital stack and debt, assess refinance and private-debt needs, track covenants, and flag capital needs well ahead of deadlines.
  • Own CapEx planning and the project roadmap and show measurable performance gains from success-based capital projects.
  • Keep every asset compliant and entitled with necessary business licenses, certificates of occupancy, the master lease, full tenant lease inventory (audited), and unit-type, commercial, and office lease agreements. Close out facility audit findings with a documented plan.
  • Own the market and physical asset condition and contracts (signage, lighting controls, landscaping, security monitoring, and utility, internet, and phone agreements).
  • Steward the investor relationship at the asset level. Approve monthly investor reporting, field and approve investor inquiry responses.
  • Track BOV and return targets to produce corrective “get-right” plans and data for quarterly reviews.
  • Drive performance through the field operations team and third parties through a regular call cadence, and stay close to DM and PM staffing, hiring, and transitions.
Competencies
  • Financial and Analytical Rigor — Reads a P&L, a cash-flow model, and a debt schedule fluently, and grounds every call in underwriting, variance, and return math.
  • Ownership and Accountability — Runs each asset like its captain. The buck stops here across finance, compliance, and operations oversight, and nothing falls through the cracks across a large portfolio.
  • Influence — Gets District Managers, third-party managers, and Marketing to perform even though they don't report to Asset Management. Builds authority through data and follow-through, not title.
  • Controls Mindset — Catches the missed tax payment, the lapsed certificate of occupancy, and the utility anomaly before they become losses. Trusts the numbers only after verifying them.
  • Investor Stewardship — Treats investor capital as a fiduciary responsibility, reports honestly including bad news, and defends returns when it's easier not to.
  • Judgment and Timing — Knows when to raise rates, spend capital, refinance, hold, or sell, and weighs risk against timing in a changing market.
  • Communication — Presents asset and portfolio performance credibly to the founders, the CIO, lenders, and investors, and explains results, risks, and recommended actions concisely.
Qualifications
  • Bachelor’s degree required (Finance, Real Estate, Business, Economics, or related field).  

  • 8–10+ years in commercial real estate asset management, financial analysis, portfolio analysis, or similar analytical CRE role (self-storage preferred but not required).  

  • 4+ years driving NOI performance and growth on US-based or REIT portfolios consisting of 20+ properties  

  • Demonstrated track record of meeting or exceeding target investor returns for assets under management 

  • Advanced Excel required (financial modeling, lookups, pivot tables, breakeven analysis).  

  • Experience with BI tools, asset databases, or reporting platforms preferred.  

Remote Work Requirements 

  • Dedicated home office or professional remote work environment.  

  • Reliable high-speed internet connection capable of supporting video conferencing and daily business operations.
