Mission
The mission of the Landscaper & Groundskeeper is to ensure all Houston-area properties consistently reflect a high standard of cleanliness, curb appeal, and operational readiness. Based in Houston, TX, this part-time role offers up to 25 hours per week and supports property performance by delivering reliable, in-house landscaping services, maintaining clean and well-kept grounds, and assisting with unit readiness and minor upkeep tasks. By proactively caring for the physical condition of each facility and serving as an extra set of eyes in the field, this role helps create a safe, professional, and welcoming environment that supports both customer experience and overall asset value.
Outcomes:
- Weekly Service Completion: Complete landscaping and grounds service at all 6 facilities each week with 100% consistency and no missed visits.
- Curb Appeal Standards: Maintain all properties at or above company curb appeal standards, ensuring clean, well-kept landscaping with no visible overgrowth, excessive weeds, or neglected areas.
- Grounds Cleanliness: Keep all properties free of trash and debris, with all common areas, drive aisles, and entrances consistently clean and customer-ready.
- Unit Turn Readiness: Complete 100% of assigned unit cleanouts within 48 hours (or defined timeframe) to ensure units are move-in ready and support occupancy goals.
- Issue Identification and Escalation: Proactively identify and report 100% of observed landscaping or maintenance issues outside of scope within 24 hours to prevent escalation.
- Customer Experience Support: Deliver a positive on-site experience by greeting customers and maintaining a professional presence, contributing to overall property satisfaction standards.
- Route and Time Efficiency: Effectively manage travel and work time across all properties, completing all assigned tasks within scheduled hours without direct supervision.
- Reliability: Consistently shows up, follows through on commitments, and completes assigned work without supervision.
- Accountability: Takes ownership of assigned properties and ensures tasks are completed to standard, addressing gaps when they arise.
- Attention to Detail: Maintains high standards by noticing and addressing small issues that impact property appearance and cleanliness.
- Time Management: Effectively prioritizes and organizes work to ensure all properties are serviced on schedule.
- Professionalism: Represents the company well on-site through respectful behavior and positive interactions with customers.
- Prior experience in landscaping, groundskeeping, general labor, or property maintenance
- Ability to perform physical labor outdoors in varying weather conditions
- Ability to safely operate landscaping tools and equipment
- Reliable transportation and a valid driver’s license required
- Ability to work independently with minimal supervision
- Competitive Part-Time Hourly Rate: $16 - $18 per hour.
